The project is located along the Pappajohn Sculpture Park on the near west side of downtown Des Moines, Iowa, and is a blend of commercial office space, 57 enclosed heated parking spaces, as well as, 37 apartment living units.

This historic building started life as a Studebaker sales and showroom, repair shop and warehouse. Most recently, it was a transmission repair shop but it had sat empty for a number of years prior to this restoration. Our task was to turn the building into state-of-the-art, urban lofts.

The wood structural system was in poor shape and required extensive repairs. The upper wood windows were dilapidated beyond repair and were replaced by historically appropriate wood windows. The original storefront windows had been removed and are replaced with a more modern curtain wall.

The building was nominated and placed on the National Registry of Historic Buildings and received state and national tax credits for the restoration work.
