Originally built as a substation and office for AT&T, the existing four-story, 120,000 square foot office building is located near the Arkansas State Capitol Building. The challenge for the project was to turn an older, vacant building into Class A office space.
The building roof structure had to be completely recalculated for live loads in order to add the extra floor space. A new roof deck adjoining the boardroom on the fourth floor looks out to the west to the State Capitol building eight blocks away.
The building was completely leased by the Arkansas State Building Authority for the new home for five agencies including the Arkansas State Library, Science and Technology, and Economic Development. To accommodate the full program of the tenant, a 15,000 square foot addition on the roof of the north portion of the building was built and completed the fourth floor.
The building was awarded LEED Gold status and includes parking spaces covered by a structure supporting a solar panel arrays.
