2005 City of Des Moines Historic Preservation Award of Excellence

This project converted two historic buildings, Standard Glass and Paint Building with the Herring Motor Car Company Building, into 96 apartments in downtown Des Moines. The two buildings totaled 96,000 square feet. Both buildings were nominated and placed on the National Historic Registry.

Later interior improvements were completely cleaned out. The existing concrete structural frame and brick walls were left exposed. The concrete floors were left exposed and polished. Existing steel sash industrial windows were replaced with historically accurate aluminum replacements. The storefront windows, doors and cornice were meticulously recreated using historic photographs.

Accommodations were made to building access and circulation to comply with accessibility guidelines. The existing freight elevator was replaced with a new passenger elevator that fit into the existing shaft.

This project was a HUD financed development that also received state and federal historic tax credits.
